The platinum maintenance plan includes a complete annual maintenance inspection, which is the same exact inspection that you would get if you were buying or selling your home. It’s a visual inspection of the home, inside and out that takes a look at all of the home’s systems including the roof, plumbing system, electrical system, HVAC system, and more. The report will include images and descriptions of the findings in each area. It will also give the ages of appliances and the HVAC system, along with the water heater, and can give a reasonable expectation of when you would reasonably expect to have to replace that particular item.

The purpose of the annual maintenance inspection is to locate any problem areas, if any, to alert you of any attention that may need to be given to that particular area to prevent a disaster from occurring down the line. That is to say, it alerts you of potential repairs before they become costly problems.

In addition to the annual maintenance inspection, all of the following tasks listed below, are completed in their respective months as shown. In addition, each month, you have 2 hours in which the handyman can work on your current to-do list to complete any necessary repairs or tasks. Tasks not completed on the to-do list in the current month are carried over to the next month. This is all included in your plan and you pay nothing further. Should you choose to have the handyman work beyond the 1 hour to complete the entire list, you may elect to do so and are charged the remaining time that he is there at the rate of $20.00 per hour.

Payment may be made via credit or debit card, zelle or CashApp. For card payments, our processor is Stripe. Established customers and those on our service plans may complete payment using a personal check.

Platinum Service Plan – $499 per year or monthly at $49.99

2 hours per visit. Additional hours billed at $20.00 per hour

January:

  • Vacuum & clean bathroom fan grills
  • Inspect and clean HVAC filters
  • Vacuum kitchen refrigerator coils & exterior vents
  • Inspect/clean refrigerator door gaskets and interior vents
  • Visual inspection of home exterior addressing vent/air intake obstructions
  • As time allows, address items on homeowner’s to-do list.   

February:

  • Clean out dishwasher drain filter
  • Inspect faucet aerators. Clean/replace as needed.
  • Test and tighten all knobs, handles and hinges throughout the house
  • Inspect under all sinks for water issues/damage
  • Visual inspection of home exterior addressing vent/air intake obstructions
  • As time allows, address items on homeowner’s to-do list.   

March:

  • Clean filter in tankless water heaters
  • Clean condensation lines from HVAC, etc…
  • Test all drains. Clean out drain lines and adjust stoppers as needed.
  • Visual inspection of home exterior addressing vent/air intake obstructions
  • As time allows, address items on homeowner’s to-do list.   

April: 

  • Inspect & clean gutters (Includes 100 feet of gutter under “normal” conditions not exceeding 22’ above ground)
  • Visual inspection of roof & foundation
  • Monitor furnace filter. Fill/replace as needed.
  • Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions, insects, wasp nests, etc.
  • As time allows, address items on homeowner’s to-do list.   

May:

  • Install window/door screens 
  • Turn on exterior water
  • Inspect exterior hose bibs
  • Inspect & place garden hoses
  • Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions, insects, wasp nests, etc.
  • As time allows, address items on homeowner’s to-do list.   

June:

  • Clean range vent grease filter
  • Turn off gas fireplace pilots. Clean fireplace glass.
  • Clean & inspect A/C unit
  • Clean exterior air intakes
  • Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions, insects, wasp nests, etc.
  • As time allows, address items on homeowner’s to-do list.   

July:

  • Vacuum & clean bathroom fan grills
  • Fill minor asphalt and concrete cracks (Minor cracks are ¼” or less)
  • Clean exterior dryer vent
  • Inspect and clean HVAC filters
  • Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions, insects, wasp nests, etc.
  • As time allows, address items on homeowner’s to-do list.   

August:

  • Descale dishwasher and clean out drain filter
  • Lubricate all garage door hinges, springs, bearings, rollers, and pivot points
  • Test garage safety shut-off
  • Inspect fire extinguisher
  • Inspect under all sinks for water issues/damage
  • Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions, insects, wasp nests, etc.
  • As time allows, address items on homeowner’s to-do list.   

September: 

  • Clean entire length of dryer vent line
  • Inspect and tighten laundry hoses
  • Inspect and test gas fireplaces. Light pilot.
  • Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions, insects, wasp nests, etc.
  • As time allows, address items on homeowner’s to-do list.   

October: 

  • Inspect exterior hose bibs
  • Winterize exterior plumbing and A/C unit
  • Inspect, drain & store hoses
  • Remove, inspect, vacuum & store window & door screens (Larger homes may require extra time)
  • Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions, insects, wasp nests, etc.
  • As time allows, address items on homeowner’s to-do list.   

November: 

  • Inspect & clean gutters (Includes 100 feet of gutter under “normal” conditions not exceeding 22’ above ground)
  • Inspect weather stripping around exterior doors
  • Visual inspection of home exterior addressing minor issues like caulk repairs, vent obstructions, insects, wasp nests, etc.
  • As time allows, address items on homeowner’s to-do list.   

December:

  • Test/replace smoke and carbon monoxide detector batteries
  • Test/replace garage door keypad batteries.
  • Clean/sanitize kitchen sink garbage disposal
  • Adjust/lubricate problem doors, hinges and/or locks
  • Visual inspection of home exterior addressing vent/air intake obstructions
  • As time allows, address items on homeowner’s to-do list.
